What happens when I sign up?

We check your property to confirm it is guest ready. Our team ensures that your home has all essentials in place (WiFi, sofa bed, fully equipped kitchen, etc.) and that your gas safety certificate and smoke alarms are up to date. Don’t worry we can assist and help out if anything is missing. At this time our team arranges an initial clean and a key safe box is installed. We then take high quality photographs and create appealing listing and easy to use check-in instructions. This process normally takes around 7 days.

How do you do guest check-ins?

Our team sends our signature comprehensive check-in instructions to each guest a few days prior to their arrival. They contain maps, pictures and detailed description of how to reach their holiday home, including prices of the most popular public transport links, tips on where to store luggage if needed, etc. And guests love it!

Once they reach the property, guests access their keys from a key safe box and check-in straightaway. We also offer personal meet and greet service when required.

Do you list on my personal Airbnb account?

No, we list all properties on our well-ranked Airbnb profile which guarantees excellent visibility from day one. Unlike other airbnb management companies, we stand behind our brand name when communicating with your guests.

How will I receive my income?

You will receive your monthly income 10 days after the end of each calendar month with us, less Click and Rent’s commission and cleaning fees.

Is there a minimum contract period?

Our minimum management contract period is 3 months.

What is the cancellation notice period?

The cancellation notice period is flexible and depends on your circumstances. We can only accept future reservations for your property within the minimum notice period and longer timescales allow us to attract more and longer guest bookings.

Do you provide property income statements?

Yes. We provide monthly detailed property income statements showing all bookings, lead guest name, date of check-in and check-out, unique reservation ID number, as well as the expenses incurred during the period, if any.

How do cleaning fees work?

Airbnb and allow us to add the cleaning fees separately and these are paid for by the guest, alongside with the nightly rate and the online travel agent’s commission. Cleans are then invoiced by us to you and deducted from your payout. Detailed information about all regular cleans is displayed on your monthly statement.

What is the price of a standard cleaning?

The cost of cleaning depends on your property size and maximum permitted occupancy. We can provide an accurate quote after visiting your property.

Can I reserve the property for myself?

Yes. You can book your property and stay there yourself or invite friends and family when they visit. We will let you know before releasing any future calendar availability to potential guests so you can book your desired dates in advance.

Do I need a specialist holiday let insurance?

Airbnb provides a Host Guarantee programme which covers damages caused by guests up to £600,000. We are able to assist you in the claims process, however the decision to compensate or not is entirely at Airbnb’s discretion. If you have long term intentions we recommend taking out a specialist comprehensive holiday let insurance which covers buildings, loss of revenue, public liability and more.
